Pre-Purchase Building Inspection

The main purpose of having a pre-purchase building inspection conducted is to identify any significant defects visible at the time of inspection that may affect the buyer’s decision to purchase the property.

Areas inspected during a pre-purchase inspection include:

• Roof System External – The condition of roof materials, flashings, valleys, gutters & down pipes.
• Roof void - framing, insulation & sarking, water leaks, wood decay damage.
• Interior - Walls and ceilings, doors, windows, cabinets and cupboards, floors and woodwork.
• Bathrooms and Wet areas- wall and floor tiling, possible water leaks, sealants and grouting, taps and fittings.
• Dwelling exterior – The condition of cladding, brickwork, eaves, pergolas, verandahs and decks, handrails and carports.
• Sub floors (where applicable) – dampness, drainage, ventilation, piers, evidence of water leaks under wet areas, termite damage, decay.
• Footings – Type & condition.
• Garages/sheds – general condition, roof construction, roof covering and condition, windows, doors and floors
• Outbuildings (where applicable) Types & Condition.
• Site - fences and gates, paths & paved areas and surface drainage.

An estimate of costs is available on request of any repairs or defects identified during the inspection and engineers, electricians and plumbers can also be recommended on request.

We can also arrange a Pest Inspection on your behalf with local licensed Pest Inspectors. The advantage of a combined building & pest inspection for the consumer is that you receive two inspections, two individual reports with the ease of only one phone call.

We do everything for you from gaining access to the property, to emailing, faxing and posting reports to your solicitor/conveyances or any other concerned parties.
