Thermal Imaging

Stewart uses Thermal Imaging on all pre-purchase and pre-sale inspections at no additional charge. Stewart is an accredited Term-A-Trac operator.

Although it cannot be used as an all in one inspection tool can you afford not to have this added benefit?

Thermal Imaging assists in detecting many items that may be of a concern that are concealed by wall linings. These include termite damage, moisture damage, and many other building issues.

Thermal Imaging can readily identify faults such as leaks that often go undetected by the naked eye. By using Thermal Imaging we can often observe concealed building faults, concealed termite damage, points of condensation that inturn indicate decay or potential for mould growth and poor structural work that would otherwise not be possible by normal human vision.

How exactly do Thermal Imaging Cameras work?

Everything has a different heat pattern due to various environmental factors (sunlight, ambient temperature, humidity, etc) and what the object is made of (density, moisture content, etc). Because the nature of all things is to reach an equilibrium (where temperatures are all the same), heat is moved from one object to another to try and get to this equilibrium. Having a Thermal Imaging Camera is like having tens of thousands of highly tuned, non-contact thermometers, producing an easy to understand and interpret picture.

Sample Pictures:

Leaking shower thermograph Typical shower leak.
This type of moisture would not have been detected under conventional methods or by visual inspection.
Leaking ceiling thermograph Leaks over ceiling are due to roof flashing deterioration, as observed thermally.
Damp wall thermograph This picture shows consistent dampness to wall surface caused by leaking laundry taps.
Termite damage thermograph Thermal inconsistencies observed over doorway & wall cavity.
This raises concern of potential concealed termite damage. This area has no other indication of concealed faults.
Timber frame thermograph Timber framing can be viewed thermally.
The temperatures within a dwelling will often influence the clarity of a thermal image.
